Buying a flat or builder floor in Delhi is one of the biggest decisions of your life – and the paperwork matters as much as the property itself. Missing or unclear documents can delay your home loan, stop your registry or create disputes years later. This checklist explains every document you should ask for and check before paying a token amount, whether you are buying a new builder floor, a resale flat or a DDA flat.

1. Documents to check about the property
| Document | Why it matters |
|---|---|
| Registered sale deed (current owner) | Proves the seller legally owns the property |
| Chain of previous sale deeds | Shows clean ownership history, ideally back to the original allotment |
| Conveyance deed / freehold papers (DDA flats) | Confirms the flat is freehold and can be sold and mortgaged |
| Sanctioned building plan / approvals | Shows the construction matches what is allowed |
| Mutation / property records | Shows the property is recorded in the owner’s name |
| Latest property tax receipts (MCD) | Confirms no pending municipal tax |
| Electricity and water bills | Confirm connections are legal and dues are paid |
| NOC from society or RWA (if applicable) | Needed for transfers in many societies |
| No-dues / loan closure letter | Confirms there is no running bank loan on the property |
2. Extra documents for a new builder floor
- Collaboration or development agreement between the land owner and builder, which shows who can sell which floor.
- Floor-wise allotment of parking and roof rights, in writing.
- Possession letter and list of fittings and specifications.
- Builder’s identity and past projects – visit at least one completed building.

3. Extra documents for a resale flat
- All previous registered sale deeds (the chain).
- Proof that any earlier home loan was closed and the original documents were returned by the bank.
- Society share certificate and NOC, where applicable.
- For DDA flats: allotment letter, possession slip and conveyance deed.
See resale flats and DDA flats we currently have.
4. Avoid “GPA sales”
Some older properties in Delhi changed hands through a General Power of Attorney (GPA), agreement to sell and will, instead of a registered sale deed. The Supreme Court has held that such GPA sales do not transfer ownership. Always insist on a properly registered sale deed in the seller’s name. If the property was earlier sold through GPA, get legal advice before going ahead.

5. Documents you (the buyer) will need
- PAN card and Aadhaar card
- Passport-size photographs
- Address proof
- For a home loan: salary slips or ITRs, bank statements and employer details
- Two witnesses with ID for the registry day
6. Step-by-step: from token to registry
- Check the documents above (ideally with a lawyer or experienced dealer).
- Sign an agreement to sell and pay the token amount.
- Apply for your home loan; the bank does its own legal and technical check.
- Pay stamp duty and book the sub-registrar appointment.
- Register the sale deed and take possession.
- Apply for mutation and transfer electricity and water connections to your name.
